Our policies keep White Sands quiet, clean, and welcoming for every guest. Please review before your visit.

Rates & Cancellation

Daily and weekly rates are published on our website. Please call for monthly rates. Electricity and water are included.

Payment in advance is required and is non-refundable once submitted. All rates are subject to change. Applicable state and local taxes apply. A booking fee of $3.00 is added to all payments.

Check-in, Check-out & Quiet Hours

  • Check-in: at or after 2:00 PM
  • Check-out: at or before 12:00 PM
  • Late check-out 12–2 PM: $25 fee
  • After 2 PM: charged a full additional night

Quiet hours: 10:00 PM – 8:00 AM. Excessive noise will not be tolerated. Please keep TV and radio volumes reasonable. No generators may be run (exceptions during power outages).

Campground Utilities

Each site offers full hookup (Water, Sewer, 20/30/50 amp electric). Use the service appropriate to your unit and a surge protector is recommended.

Water pressure is strong — a pressure-reducing valve is required. Heated and insulated water lines with spigot insulation are recommended for cold weather. In-line filters recommended.

Use only RV-grade toilet paper. Do not flush paper towels, napkins, baby wipes, or feminine hygiene products. Gray water may not be drained on the ground. An airtight sewer hose connection is required.

White Sands RV Resort is not responsible for damage from lightning, weather, freezing, or high water pressure.

Lot Availability

We make every effort to honor specific site assignments. However, the resort reserves the right to change the site assignment without notice. No refunds or discounts will be given for lot changes.

Trees

White Sands RV Resort is not responsible for damage from falling tree limbs. No trees may be cut, damaged, or harmed. Rope, string, or wire may not be attached to trees, vegetation, or poles at any time.

Pond

Swimming or wading in the pond is strictly prohibited. No watercraft are allowed. Fishing is permitted from the bank only. The resort is not responsible for injury or drowning related to neglecting this rule.

Vehicles & Camping Units

  • Rates based on two-person occupancy. Additional guests at prevailing rates.
  • One camping unit and two vehicles per site. All vehicles must be registered.
  • Camping units must be no more than 10 years old.
  • No vehicle/RV washing or repairs (oil changes, lubing, etc.).
  • Motorcycles welcome — for transportation to and from the park only.
  • No additional tents, cabinets, decking, or clotheslines.
  • Do not park on grass areas.

Site Usage

All sites and units must be kept clean and presentable. Store all food and cooking equipment (stoves, pots, coolers) sealed in your vehicle or solid camping unit when not in use. Please refrain from crossing through other guests' sites.

Firewood & Campfires

Use only wood of Tennessee origin. You may collect dead and down wood found in the park (at your own risk). Campfires must be in the provided fire ring only. Never leave fires unattended. Do not dump ashes on the ground.

Pet Policy

Pets are welcome — dogs, cats, and other domesticated animals. Pets must always be in your unit or on a leash when outside. Never leave pets unattended outside. Aggressive or disruptive animals will not be tolerated. Always pick up after your pet and dispose of waste at the Pet Playground receptacles. Pets are not allowed inside park buildings.

Bicycles

Bicycle riders must comply with all traffic regulations and stay on public roads, parking areas, and designated routes. Helmets recommended for all ages. Inline skates, skateboards, and scooters are prohibited.

Smoking

Smoking is not allowed inside any park buildings. Please dispose of cigarette butts in trash receptacles — never on park grounds.

Firearms & Fireworks

No discharging of firearms, air rifles, BB guns, bows and arrows, or crossbows is permitted at any time in the park. No fireworks allowed.

Showers & Laundry

Showers are for overnight paying guests only. Do not leave laundry in machines after wash/dry cycles. Management reserves the right to remove unattended items so others may use the machines.

Trash

Trash disposal is only in the receptacle behind Lot 11. Due to bears and wildlife, no trash or food may be left outside. Dispose of garbage promptly. Unattended coolers and food may be impounded by staff.

Liability Waiver

White Sands RV Resort is privately owned. Camping has inherent risks. Guests release the resort, its officers, and employees from all liability for loss, damage, or injury arising from use of facilities — including hiking trails, pet playground, the fishing pond, and organized activities — and agree to indemnify the resort against related claims.

Default & Non-Payment

The resort reserves the right to take possession of property in the event of non-payment, holdover, or rule violations — including relocating RVs to a safe area on the grounds. The resort is not responsible for damage during such relocation.

Right of Rejection without Refund

Management may refuse entry or eject any guest for: non-compliance with policies; verbal or physical threats to guests or staff; deliberate damage to property; disorderly, immoral, or indecent conduct; or any violation of state or local laws.

Acknowledgments

Lessee rents only the physical space their RV/vehicles occupy. Amenities, utilities, and structures are not part of the rental agreement. The campground entrance is not guarded — guests are responsible for securing their property. Guests agree to report accidents or hazards, take responsibility for their party (including pets and visitors), and vacate the premises if requested by management.
